SUBSTITUTE TRUSTEE'S NOTICE OF SALE OF

WHEREAS, by Deed of Trust dated February 25, 2019, and recorded in the Clerk’s Office of the Circuit Court of Wise County, Virginia, by Instrument No. 201900875, Amanda Thomas, married woman, conveyed to Kristie Helms and Michael Page, Trustees, the hereinafter described real estate to secure the payment of a note in the original principal amount of $36,000.00; and
WHEREAS, the undersigned was appointed and substituted as Substitute Trustee under this Deed of Trust by a substitution dated January 20, 2026, and recorded in Clerk’s Office of the Circuit Court of Wise County, Virginia, by Instrument No. 202600484; and
WHEREAS, default has been made in the payment of said indebtedness and other provisions of the Deed of Trust have been violated, and Eastman Credit Union, the holder of said indebtedness has declared the entire amount due and payable as provided in said Deed of Trust, and the Substitute Trustee has been directed to foreclose the Deed of Trust in accordance with the terms thereof; and
WHEREAS, the public is hereby notified that the undersigned Substitute Trustee will sell the hereinafter described real estate at public auction, to the highest and best bidder, for ten percent down with the remainder due at closing within 20 days of sale, at the main entrance of the Wise County Courthouse, 206 East Main Street, Wise, Virginia, at 1:00 p.m. on April 14, 2026.
Situate, lying and being in the Village of Imoboden, Wise County, Virginia, and being more particularly described as follows:
BEING House and Lot No. 203, BEGINNING at a fence post having Stonega Coke and Coal Company coordinates N 19604.61 E 48249.62; thence N 12-40E 77.10' to a post, common front corner of lots 202-203; thence S 75-35E 127.64 to a post; thence S 38-25W 119.80' to a post; thence N 59-49W 68.87' to a post; thence N 22-32W 17.09' to the BEGINNING, containing 0.235 acres, more or less.
AND BEING the same property conveyed to Martin Stanley by Deed of Gift dated July 20, 2007, from Shelby Givens, Charlotte Henderson, Jack Stanley, Fred Stanley, Martin Stanley, Dennis Stanley, Priscilla Goff, Rowena Black and Yvonne Slemp, of record in Instrument Number 200703677 in the Office of the Circuit Court Clerk for Wise County, Virginia; as devised from John Aurthur Stanley, Sr. in Will Book 83, Page 395 and devised from John Aurthur Stanley, Jr. in Instrument Number 07-147 in the aforesaid Clerk’s Office.
AND BEING the same property conveyed to Amanda Thomas by Deed dated the 25th day of February, 2019, from Martin Stanley of record in Instrument Number 201900874 in the aforesaid Clerk’s Office.
The above description was taken from a prior deed of record, no boundary line survey having been made at the time of this conveyance. The draftsman of this deed assumes no liability as to the accuracy or content thereof.
