In execution of that certain corrected Deed of Trust dated August 19, 2012 and recorded on September 25, 2012 in the Circuit Court Clerk's Office of Wise County, Virginia as Instrument Number 201202765, and by virtue of the authority vested in the undersigned Substitute Trustee, any one of whom may act, by said Deed of Trust, and the Deed of Appointment of Substitute Trustee recorded in the Circuit Court Clerk's Office of Wise County, Virginia as Instrument Number 202303640, default having been made in the terms of the Note secured by the Deed of Trust, and having been requested to do so by the Holder of the Note, the undersigned Substitute Trustee will offer for sale at public auction the following property as described in said Deed of Trust:

BEGINNING at a bolt in Virginia State Secondary Highway No. 613; thence N. 13 51 E. 327.10 feet to a post; thence N. 2 02 E. 437.52 feet to a post; thence N. 82 59 E. 1133.53 feet to a post; thence N. 72 45 E. 190.62 feet to a post; thence S 22 06 E. 730.01 feet to a beech; thence S. 5 46 E. 340.7 feet to a chestnut stump; thence S. 14 32 E. 428.69 feet to the said Secondary Highway; thence with said Secondary Highway S. 72 32 W. 234.7 feet; thence S. 48 0 W. 463.03 feet; thence S. 86 57 W. 281.35 feet; thence leaving said highway N. 2 46 W. 129.35 feet to a walnut; thence N. 0 59 E. 434.2 feet to a post (dogwood Called for); thence N. 59 52 W 387.99 feet to a post at a spring; thence N. 83 30 W. 309.44 feet to a post; thence N. 69 53 W. 61.15 feet to a post; thence S. 25 52 W. 113.19 feet to said Secondary Highway; thence with said Highway N. 52 59 W. 270.84 feet to the BEGINNING, containing 45.72 acres, more or less.
THERE IS EXCEPTED AND RESERVED from this conveyance 12 acres more or less as was conveyed to Truman and Maxie E. Dorton by deed dated 7-9-60 and which is of record in the Clerk's Office of the Circuit Court for Wise County, Virginia in deed book 358 at page 225.
THERE IS EXCEPTED AND RESERVED from this conveyance a 1 acre tract along with a 15' ROW which was conveyed to Robert A. Seabollt by deed dated July 23, 2007 and of record as Instrument Number 200703197.

TERMS OF SALE: CASH. A deposit of 10% in cash or by check will be required of the successful bidder at the time of the sale and settlement in full shall be made within fifteen (15) days from date of sale at the office of said Substitute Trustee. The Substitute Trustee may change the terms of sale on the Date of Sale. The successful bidder will also be required to sign a Memorandum of a Foreclosure Sale.
