IN EXECUTION of a Deed of Trust dated the 25th day of August, 2014, in principal amount of $12,097.04, recorded in the Clerk's Office of the Circuit Court for Wise County, Virginia, as Instrument Number 201405980, default having occurred thereunder, and having been requested to do so by the Beneficiary, the undersigned Substitute Trustee who was appointed under Instrument No. 201905091, will offer for sale at public auction at the Front Door of the Wise County Courthouse, 206 E. Main Street, in the Town of Wise, Virginia, [NOTICE: THIS SALE WILL NOT TAKE PLACE ON THE PREMISES OF THE PROPERTY BEING SOLD]
on the 27th day of April, 2021, at 11:15 A.M.
the following described property situate, lying and being on the waters of Guest River, about two miles East of Coeburn, Wise County, Virginia, in the Crab Orchard Section, and more particularly bounded and described as follows, to-wit:
FIRST TRACT: BEGINNING at a corner between Winfield Rose and Leonard Adams, said corner being approximately 100 feet west of Winfield Rose's house in the edge of the State Highway right of way and the intersection of a dirt road; thence running with said dirt road S 26, 00 W 147 feet to a stake; thence S 8 15 W 87 feet to a stake; thence S 12 15 E 156.50 feet to a stake; thence due S 92.50 feet to a stake; thence N 61 30 E 113 feet to a stake; thence N 85 30 E 85 feet to a stake; thence S 56 00 E 209 feet to a stake; thence S 76 00 E 49 feet to a stake; thence S 85 30 E 99 feet to a stake; thence S 67 30 E 83 feet to a stake; thence S 37 30 E 65 feet to a stake; thence S 13 00 E 69 feet to a stake; thence S 4 30 W to a corner between George Willis and Leonard Adams; thence with the Willis and Adams line to a corner between Willis, Adams, Jordon; thence running with the Willis and Adams line to a corner on top of the ridge, being a corner between Winfield Rose, Leonard Adams, and Burnette Rose, thence running with the Winfield Rose line to the point of BEGINNING, containing five acres, more or less.
SECOND TRACT: BEGINNING at a stake in the South side of Pike Road from Coeburn to St. Paul, N 87 30 E 296 feet to a stake, corner to lot owned by W. R. Rose in the line of Cecil Jordon's land, and with his line S 25 W 206 feet to a stake in Elbert Kilgore line, and with his line N 50 30 W 265 feet to the BEGINNING, containing 0.56 acres, more or less.
THIRD TRACT: BEGINNING at a stake at the South edge of the Pike Road leading from Coeburn to St. Paul, and a corner to the land of Eugene Bowman and with the said road N 56 E 37 feet to a stake, N 8 W 44 feet to a stake; thence leaving said road N 26 30 E 396 feet to a set stone a corner to the land of the heirs of C. E. Rathwell and with their line S 49 15 E 231 feet to a stake in Cecil Jordon's line and with his line S 25 W 346 feet to a stake in the old Russell County road; thence South 82 45 W 250 feet to the point of BEGINNING, containing 2.2 acres, more or less.
BEING the same property conveyed unto said Grantor by Deed recorded in the Wise County Circuit Court Clerk's Office in Deed Book 821, Page 165.
There is also granted to the Grantee the use of any and all easements, right of ways, roadways, water rights, pipeline rights, sewer systems including any field lines attached thereto, in existence and which lawfully may be used by Grantors, whether by express grant, prescriptive use or otherwise and which are appurtenant to and part of the use and enjoyment of this particular tract of land.
There is also conveyed by this instrument all buildings, improvements, fixtures, easements and appliances now or hereafter attached to or used in connection with the property herein attached.

TERMS OF SALE: Cash. A deposit of 10% of the sale price in cash or certified check may be required at the time and place of sale with the balance of the sale price to be paid at settlement, to be held within THIRTY (30) days from the date of the sale; should purchaser fail to complete purchase within 30 days, the deposit is forfeited and the sale subject to termination or a charge of daily per diem interest thereon until closing date at option of Lienholder. The property and any improvements thereon shall be sold in "AS IS, WHERE IS" condition without any warranties. Title shall be transferred by Special Warranty Deed, and Buyer shall be responsible for all costs of conveyance including but not limited to deed preparation and all fees to transfer title. Sale is subject to such additional terms as Trustee may announce at the sale.
This is an attempt to collect a debt and any information obtained will be used for that purpose.
