In execution of a certain Deed of Trust dated July 27, 2005, in the original principal amount of $55,750.00 recorded in the Clerk's Office, Circuit Court for Wise County, Virginia as Instrument No. 200503251 . The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Wise County and the City of Norton, 206 East Main Street, Wise, Virginia on December 7, 2020, at 9:30 AM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows:

ALL THAT TRACT OR PARCEL OF LAND, LYING AND BEING SITUATE IN WISE COUNTY, VIRGINIA, KNOWN AND DESCRIBED AS LOT NO. 1, IN BLOCK 5, AS SHOWN ON A MAP WITH THE FOLLOWING TITLE: "MAP OF TOWN PROPERTY BELONGING TO H. EQUAL TO 1 INCH, 1913", MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT: BEGINNING AT A POINT ON THE NORTHERN SIDE OF WASHINGTON ST. A CORNER OF LOT 2 AND LOT 1, BLOCK 5; THENCE ALONG THE NORTHERN SIDE OF WASHINGTON ST. N. 38 DEG. 54 E. 50 FEET TO A POINT ON THE EASTERN SIDE OF STEWART ST., THENCE N. 51 DEG. 06 E. 127.2 FEET TO A POINT ON THE SOUTHERN SIDE OF JEFFERSON ST.; THENCE S. 38 DEG. 54 W. 50 FEET TO A POINT CORNER OF LOT 1 AND 2, BLOCK 5; THENCE S. 51.06 E. 127.2 FEET TO THE BEGINNING. TERMS OF SALE: ALL CASH. A bidder's deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser's deposit may be forfeited to Trustee. Time is of the essence. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by the terms of the Trustee's Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
